Business centres in Dubai: how to read the list

"Business centre" means two different things in Dubai, and mixing them up costs real money. The phrase can describe a multi-tenant office tower — a landlord, a lobby, floors and suites leased by area — or a serviced-office operator renting furnished rooms and desks with a licence package attached. Both kinds appear in this list, which is why the same page can show an office at $130 a month a few rows away from one at ten times that. Here is how to read it without wasting a week of viewings.

What is actually in the list

The catalogue currently holds 126 buildings with 1,728 offers, including 807 private offices, 126 coworking places and 126 virtual-office packages. Which of the two products you need

The decision usually makes itself once you name your constraint.

  • You need a licence and an address this month. Take the serviced route: a furnished room or a virtual-office package signs in days, includes reception and utilities, and the 126 virtual-office offers in this list start at the very bottom of the price range.
  • You have staff, equipment and a horizon beyond a year. Lease by area in a tower — per head it is almost always cheaper, and it is your fit-out, your signage, your name at the door.
  • You are three or four people and growing. Start serviced, but start in a district you can afford to stay in — moving districts later costs more than moving floors.

How to read a quote without getting caught

Three questions settle most comparisons. First, is the rate monthly or per square metre per year? Dubai landlords traditionally quote annually per m²; the cards here already convert everything to a monthly figure, but a broker's PDF may not, and the same number can hide a twelvefold difference. Second, is the service charge inside the rent or on top of it? Chiller and DEWA utilities usually sit on top, and they can reorder two otherwise similar buildings. Third, if an operator's address carries your licence, what happens when you leave? The address belongs to the operator, not to you, and re-registering is paperwork worth pricing in from day one.

Six districts hold most of the stock, and their price levels are far enough apart to shortlist by district alone:

  • Sheikh Zayed Road — 21 buildings, 133 offices; median $2,150 (7,896 AED).
  • Business Bay — 20 buildings, 123 offices; the price leader at a median of $2,750 (10,099 AED).
  • Downtown & DIFC — 13 buildings, 88 offices; median $2,700 (9,916 AED).
  • Dubai Marina & JLT — 13 buildings, 88 offices; median $1,870 (6,868 AED).
  • Al Barsha & Media City — 12 buildings, 74 offices; median $1,580 (5,803 AED), offers from $86.

Notice how little the entry tickets move across the map — $130 a month in Business Bay, Downtown, Sheikh Zayed Road and Deira alike, $113 in Marina & JLT — while the medians spread by more than a thousand dollars. The cheapest room costs about the same everywhere; it is the typical office that changes price with the address. So read the table top-down for availability and bottom-up for price. If your business lives on walk-in prestige, the $2,700–2,750 medians of Downtown and Business Bay are the market telling you where your competitors sit.
