«Business centre» means two different things in Dubai, and the confusion costs people money. It can mean a multi-tenant office tower — a landlord, a lobby, floors leased by the square metre. Or it can mean a serviced-office operator who sublets furnished rooms by the desk, with a licence package attached.
Which one you actually need
If you need a trade licence and an address fast, and you can live with a room rather than a floor, the serviced route wins: you sign in days, not months. If you have staff and equipment, and you intend to stay more than a year, the per-m² lease in a tower is almost always cheaper per head.
Reading a quote without getting caught
Three questions settle most comparisons. Is the rate per m² per year or per month — the same number means twelve times the difference. Is the service charge inside or on top. And what happens to the licence if you leave: with a serviced operator the address is theirs, not yours.
