Choosing an office by the Dubai Metro

Choosing an office by the Dubai Metro

Of the 126 buildings in this listing, 101 sit within 900 metres of a metro station — walking distance, and in a city where a five-kilometre drive can take forty minutes at peak, that is a hard commercial argument rather than a nice-to-have.

Red Line or Green Line

The Red Line runs the length of Sheikh Zayed Road and carries the addresses most companies recognise: Business Bay, Financial Centre, Emirates Towers, Internet City, Jebel Ali. Our map covers 34 Red Line stations. The Green Line, with 20 stations, threads through the older commercial core — Deira, Al Ras, Union — where the same floor area costs materially less.

How to use the walk time

Each building card shows the nearest stations and the walk in minutes, calculated from coordinates rather than copied from a brochure. In summer, treat anything over ten minutes as a car journey — an 800-metre walk in August is not the same thing as an 800-metre walk in January.

The trade-off worth making

Stations near the interchanges price at a premium. One stop further out, the rate often drops noticeably while the commute changes by two minutes. That is usually the best-value move in this market, and the map on this site is built to make it visible.
