Trading and logistics companies working the airport and Port Rashid axis, travel agencies, typing centres, recruitment firms, and businesses that need a licensed address with a real desk behind it rather than a brass plate on a shared wall. Landmark addresses in the catalogue include the Dubai Chamber Building on Baniyas Road and the towers along Al Maktoum Road and around Port Saeed.

What the money buys

Typical stock is a fitted office in a tower built in the 1990s or 2000s: furniture and air-conditioning in place, parking in or behind the building, and a Green Line metro station within walking distance — Union, Baniyas Square, Al Rigga and Salah Al Din carry most of the supply. The only corridor that undercuts it at the entry level is Al Barsha & Media City, and that is a different kind of neighbourhood — serviced towers rather than trading houses.

  • Ask whether the quoted figure is the full monthly total — DEWA, chiller and internet are bundled in some centres and billed separately in others.
  • Check the parking allocation per unit; the older towers are tighter than the listing photos suggest.
  • If the office backs a trade licence, confirm the centre issues Ejari registration — most here do, but it belongs in the contract, not in a conversation.
  • Judge the metro walk by the minutes on the card, then remember the season: the same 600 metres is a stroll in January and a taxi ride in August.
