Offices for rent in Bur Dubai and Deira: the value guide

Old Dubai — Deira on the north bank of the Creek, Bur Dubai on the south — is where the city still earns its living the old way: cargo agents around Port Saeed, traders off Baniyas Road, everyone within a short drive of the airport. It is also the largest office cluster in our catalogue: 32 buildings and 191 offices, which means almost one in four of the 807 private offices we track across Dubai sits in this single district. No other area comes close — Sheikh Zayed Road is next with 21 buildings and 133 offices.

The number that surprises people

Old Dubai is not automatically cheap. The median asking price here is $2,370 a month (8,704 AED) — exactly the citywide median across all 126 buildings in the catalogue. What makes Deira and Bur Dubai a value play is the bottom of the market, not the middle: units start at $130 a month (about 477 AED at the pegged rate of 3.6725), and the district's sheer depth — 191 offices — means the shelf below the median is wider here than anywhere else. Business Bay shows the same $130 entry point on paper, but its median is $2,750, so cheap units there are the exception; in Deira they are a working segment of the market.

Who rents here

Trading and logistics companies working the airport and Port Rashid axis, travel agencies, typing centres, recruitment firms, and businesses that need a licensed address with a real desk behind it rather than a brass plate on a shared wall. Landmark addresses in the catalogue include the Dubai Chamber Building on Baniyas Road and the towers along Al Maktoum Road and around Port Saeed.

What the money buys

Typical stock is a fitted office in a tower built in the 1990s or 2000s: furniture and air-conditioning in place, parking in or behind the building, and a Green Line metro station within walking distance — Union, Baniyas Square, Al Rigga and Salah Al Din carry most of the supply. Every card in the listing shows the nearest station and the walk in minutes, calculated from coordinates rather than copied from a brochure, which matters in a district where August turns a ten-minute walk into a car journey. The honest trade-off is the building itself: the lobby will not impress a DIFC client, but the lease signs fast and the monthly total stays low.

Old Dubai against the new districts

Here is how the districts line up across the catalogue:

  • Deira & Bur Dubai — 32 buildings, 191 offices, median $2,370 a month (8,704 AED), entry from $130
  • Business Bay — 20 buildings, 123 offices, median $2,750 (10,099 AED)
  • Downtown & DIFC — 13 buildings, 88 offices, median $2,700 (9,916 AED)
  • Sheikh Zayed Road — 21 buildings, 133 offices, median $2,150 (7,896 AED)
  • Dubai Marina & JLT — 13 buildings, 88 offices, median $1,870 (6,868 AED), entry from $113
  • Al Barsha & Media City — 12 buildings, 74 offices, median $1,580 (5,803 AED), entry from $86

The reading is straightforward. If your clients expect a Downtown or DIFC address, budget around $2,700 a month for a median unit and treat the difference as marketing spend. If the budget makes the decision, Old Dubai gives you the deepest pool of options in the city and an entry price far below the medians on the other side of the Creek. The only corridor that undercuts it at the entry level is Al Barsha & Media City, and that is a different kind of neighbourhood — serviced towers rather than trading houses.

Before you sign

  • Ask whether the quoted figure is the full monthly total — DEWA, chiller and internet are bundled in some centres and billed separately in others.
  • Check the parking allocation per unit; the older towers are tighter than the listing photos suggest.
  • If the office backs a trade licence, confirm the centre issues Ejari registration — most here do, but it belongs in the contract, not in a conversation.
  • Judge the metro walk by the minutes on the card, then remember the season: the same 600 metres is a stroll in January and a taxi ride in August.

Half of Dubai's catalogue asks $2,370 a month or more. Old Dubai is where you spend less than that without giving up the metro, the parking or the fitted room — and with 191 offices to choose from, you will not run out of doors to knock on.
