“Fully furnished” is one of the most-searched office phrases in Dubai, and for good reason: fitting out a bare floor here costs months and a heavy deposit, and a newly registered company rarely has either to spare. This guide walks through what a furnished office actually changes — in money, in timing and in the small print — using live figures from our catalogue: 126 buildings and 1,728 offers across the city, 807 of them private offices.

The real difference in cost

Between a shell-and-core unit and a furnished one in the same tower, the asking rate typically differs by around a third. That gap is not a markup for chairs — it is the landlord recovering a fit-out he already financed, spread across your lease. Over a three-year contract the arithmetic favours furnished mainly when you would have paid for the fit-out yourself anyway; on a twelve-month lease, furnished is almost always the cheaper door in.

The absolute numbers give that percentage a scale. Private offices in this listing start at $86 a month (about 316 AED), and the city-wide median sits at $2,370 a month (8,704 AED). The dirham is hard-pegged at 3.6725 to the dollar, so the two prices on every card are the same number in two currencies, not an estimate — useful when the budget is approved in dollars but the cheques are written in dirhams.

What “furnished” includes — and what it does not

In most towers, “fully furnished” reliably covers:

  • desks, chairs and partitions, usually in the previous tenant’s layout;
  • network cabling — though not always the internet contract itself;
  • pantry fittings and, in serviced buildings, access to shared meeting rooms.

What it usually does not cover — and each of these is measured in weeks, not days:

  • a DEWA connection registered to your own entity;
  • fit-out or alteration approval from the building or free-zone authority, if you change anything at all;
  • your own signage, and in some towers even a nameplate in the lobby directory.

Ask which of these are already done before you compare two offers. A furnished office that still needs approvals can move you in later than an empty one that does not.

Where the furnished stock lives — with district prices

Furnished units cluster where the serviced operators are, and the districts price very differently:

  • Al Barsha & Media City — 12 buildings, 74 offices, entry at $86, median $1,580 a month (5,803 AED): the cheapest corridor in the catalogue;
  • Dubai Marina & JLT — 13 buildings, 88 offices, from $113, median $1,870 (6,868 AED);
  • Sheikh Zayed Road — 21 buildings, 133 offices, from $130, median $2,150 (7,896 AED);
  • Deira & Bur Dubai — 32 buildings, 191 offices, from $130, median $2,370 (8,704 AED): the largest pool of stock in the city;
  • Downtown & DIFC — 13 buildings, 88 offices, from $130, median $2,700 (9,916 AED);
  • Business Bay — 20 buildings, 123 offices, from $130, median $2,750 (10,099 AED): the top of the range.

Read that list against what you are actually buying. If the furniture is the point — you want to plug in laptops on Monday — Al Barsha & Media City and Marina & JLT deliver it at roughly forty per cent below Business Bay money. If the address is the point, Business Bay and Downtown & DIFC will charge for it whether the desks are included or not.

Four questions that save weeks

  • Is the rate quoted with service charges and chiller inside, or on top?
  • Is the furniture yours to rearrange, or the landlord’s to keep exactly as photographed?
  • What is already connected — DEWA, internet, access cards?
  • What happens on exit: reinstatement to shell, or handover as received?

A furnished office in Dubai is a purchase of time more than of furniture. Judge every offer by the weeks it genuinely removes from your move-in — that is the number the photographs never show.
