What the price actually depends on

Three things move the rate more than anything else in Dubai. Location: Business Bay and DIFC-adjacent towers sit in the upper half of the range, while Bur Deira and Al Quoz sit near the floor. Fit-out: a shell-and-core unit and a fully furnished one in the same building can differ by a third — which is why "fully furnished" is one of the most searched phrases in this market. Licence zone: a free-zone address in JAFZA or DAFZA carries different paperwork and cost from a mainland one, and that decision usually comes before the choice of building.
