Office space for rent in Dubai
This page lists 972 office units in 126 business centres across Dubai. Asking rents run from $150 to $900 per m² a year, with a median of $346 — the spread between a fit-out in Deira and a tower on Sheikh Zayed Road. Units start at 3 m² and reach 1 654 m²; the median floor plate on offer is 78 m².
What the price actually depends on
Three things move the rate more than anything else in Dubai. Location: Business Bay and DIFC-adjacent towers sit in the upper half of the range, while Bur Deira and Al Quoz sit near the floor. Fit-out: a shell-and-core unit and a fully furnished one in the same building can differ by a third — which is why "fully furnished" is one of the most searched phrases in this market. Licence zone: a free-zone address in JAFZA or DAFZA carries different paperwork and cost from a mainland one, and that decision usually comes before the choice of building.
Where the offers are
The listing covers the towers people actually search for by name — Empire Heights Tower B, DAMAC Smart Heights, Boulevard Plaza 1 and 2, Al Habtoor Business Tower, Al Salam Tecom Tower, Al Barsha Business Centre. Business Bay is the densest cluster with 12 buildings; Jumeirah Lakes Towers holds 4, and Jebel Ali is represented by JAFZA One and Downtown Jebel Ali.
Getting there
101 of the 126 buildings sit within 900 m of a metro station — walking distance in practice, which matters more in Dubai than in most cities. The Red Line covers 34 of the stations on our map and the Green Line 20. Each building card shows the nearest stations and the walk in minutes.
Every unit shows floor area, floor number, asking rent per m² a year and the monthly total. Where an owner has not published a rate, the card says so rather than showing a guess.
