What a rate includes — and what it does not

Ask for the service charge per m² before comparing two buildings — a cheaper headline rate with a heavy service charge often loses.
Where the cheap end really is
Below roughly $250 per m² a year you are mostly looking at older stock in Deira, Bur Dubai and Al Quoz: functional, often unfurnished, rarely with a lobby that impresses a client. That is a perfectly sound choice for a back office. Above $600 you are paying for address and finish — Business Bay, DIFC-adjacent towers, Sheikh Zayed Road frontage.
Why some cards show no price
165 units in this city have no published rate. Rather than print an estimate, the card says the price is on request. Owners in Dubai often quote per deal, depending on lease length and fit-out contribution, and a made-up number would waste your time and theirs.
